Find Off-plan projects by payment plan.

Pick a construction / handover split such as 20/80. The board lists active projects that are selling or collecting EOIs with that Genie Map payment plan. Post-handover and area sit beside the plan.

20/80 means about 20% during construction and 80% on or after handover. A project with several plans appears if any plan matches. Ready projects are left out, including completed buildings the developer is still selling. Pull payment plans from Genie Map before relying on the board.

What the register includes

Residential and commercial off-plan projects in Dubai, Abu Dhabi, Ras Al Khaimah and Sharjah. Named phases are distinct releases; masterplans should not be counted again as equivalent individual projects.

Date coverage

Use From and To to show announcement, EOI and launch event dates in a chosen range. Since 1 Aug 2026 fills 1 August 2026 through today. All listed projects includes undated and older records. Changing the dates filters the table immediately; it does not re-run research.

Refresh and evidence

Each refresh performs live searches for the selected emirates, checks existing records and discovers additional projects. When Genie Map credentials are present in the local .env, the dashboard stays signed in and reads the broker catalogue first. Official developer and regulator sources take priority among public pages; media and broker evidence are labelled. Unknown details stay unknown. Existing records are retained if a source disappears. Changed commercial details are flagged and their previous values remain in the dossier.

High = primary evidence; Medium = secondary reporting; Low = unresolved or weak evidence. Confidence describes evidence quality, not investment quality. Marketing prices and payment plans may change.

Rental desk

The rental desk signs in to Property Monitor with local .env credentials and reads rental contracts, not active listing asking prices. Averages are annual residential contract rents by bedroom for the watchlist areas. Gross yield on the area card is Property Monitor’s published area yield.

Current rent % divides this area’s bedroom contract rent by the average price of that same bedroom in the project. Genie Map gives a low and a high for each layout; the price is the average of those two. A 1-bed yield stays blank when the project has no 1-bed price, rather than using a studio or the cheapest unit. The year-by-year book uses the median of those same-bedroom prices in the area. Growth-path % takes full-year contract averages (2023, 2024, 2025…), computes each year’s percentage change, averages those year-by-year rates, then applies that average from the 2026 rent forward to the project’s handover year, and divides by the same bedroom price.

Payment plan desk

The payment-plan desk reads Genie Map project detail, not the map pin list. Each project can have several plans. The board classifies a plan by the share paid during construction versus on or after handover, then snaps that split to 20/80, 30/70, 40/60, 50/50, 60/40, 70/30, 80/20, 90/10 or 100/0. Post-handover is a separate filter: a 60/40 plan that continues after handover is still 60/40, and also “post handover.” Only selling and EOI off-plan projects are listed. A project whose handover date has already passed is treated as ready and left out, even when the developer still has stock. Area is the Genie Map district. Refresh plans from the Payment plans desk; it can take a few minutes because each project is opened individually.

Coverage limits

Search engines do not index every project, broker channel or private EOI circular. No public-source refresh can certify a complete market census. The research history records checked sources, failures and known gaps.
